We'll it's been a little over six weeks since we submitted our DA now and we are still waiting on approval. We found out last week neighbour notification had concluded however they had received 2 letters. One neighbour has concerns about trees. The other neighbour has problems with runoff. Bugger.
The Accessing officer will be looking into these at the end of the week.

ReplyDeleteOkay we just had a meeting with Huxley today to get the ball rolling is anyone happy with their service I have a question re site cost were these fixed price in the contract or were they subject to changes depending on what occurred during site setup Did your final contract price match your initial budget discussed at first meeting
ReplyDeleteWe've had a few hiccups but overall we are pretty happy with the service. Budget blew out from initial estimates thanks to site costs for sloping block and council requesting more tanks. Site costs are not fixed.

The original estimate was for concrete slab, but when they decided we needed to build on stumps (thanks to side slope and rear slope) the cost blew out by about 50K. That included a suspended concrete alfresco. Are you thinking about the Monash on a sloping block?
ReplyDeleteWe have a rear slope, no we didn't pick a particular design but we like the layout of the Brookfield. If you dont mind me asking what was the original estimate for site costs? & what was you final price

The reason why I am asking is because we only have a budget of $250k and we have advised them of this upfront there is now way we can afford a blowout thanks for all you input it is really helping us
We knew before doing the custom drawings the site costs would be high. $25K at start. Grew to $45 by Tender stage not including suspended concrete slab for alfresco. I think you'll find it pretty tight to do for $250K. I suppose it all depends on the size of the house and the upgrades. I'd probably get one or two comparison Tenders.
ReplyDeletethanks for that yeah we know its pretty tight but we are going for the basics at this stage, as you said previously site costs are not fixed so does that mean once they start building the house these costs could go up even further in price? or have you agreed to a maximum sum

We didn't have anything except some basic levels taken by Huxley before doing the sketches. Even at that stage they advised site costs would be pretty high.
ReplyDeleteMaybe you need to get a quote from a project home builder who will fix the site costs. Sorry can't suggest any other builders. Not many were willing to alter their designs to suit our block

ReplyDeleteI live in the Sutherland Shire and have an old house on a sloping 850 sq mtr block, Standard 15.24 mtr frontage. We are also looking at the monarsh deign by Huxley but would like to custom it.
First, is your block wide enough or did you have to narrow the design and,
Second, I hate to put you on the spot but can you give me an estimate of how much you think the total cost will be for the house you are builing?
Its better to ask someone who is going through it rather than trust the salesmen..

ReplyDeleteWe had to customise the Monash quite substantially to suit the block. Just over 13m frontage so took a few metres of the sides and extended by a few.
